What is the expected ROI?
The Return on Investment for rental properties in Spain can vary based on location, property type, and market conditions. In cities like Madrid and Barcelona, rental yields typically range from 4% to 7%.
The actual annual gross yield lies between 3% and 5%. If the property can be rented to tourists on short-term contracts, the annual yield may easily rise to 7–9%. However, this result is subject to holding a tourist license. Commercial properties have returns between 5–7% per year, reaching 10% in new businesses with high demand, such as self-storage centers, warehouses, and logistics facilities.
Am I Required to Pay Income Taxes?
As a non-EU citizen, if you rent out your property, you must pay a 24% non-resident income tax on rental income, declared quarterly. If the property is unoccupied, you must pay a 24% annual tax on its cadastral value, multiplied by 2% or 1.1% depending on whether the value has been revised in the past 10 years.
As a EU citizen, from Icenland or Norway, the Income Tax is 19%.
Furthermore, the owner will be entitled to deduct property-related expenses. However, if the owner’s country of residence has a double taxation agreement with Spain, the tax paid in Spain may be deducted in the home country.
